Design and build
The most advanced LMI houses are planned with the architect and the builder. Sensors go in before the drywall, wire goes where wire should go, and the rack, the network, and the lighting are designed as one system instead of finding space later.
Already built? We retrofit too, room by room if that suits you better.
Installation
We manage it all: the network, sensors, controllers, systems, cameras, batteries, radios, and lighting.
Every house gets the same foundation:
- Battery backup that keeps the house's nervous system awake for at least 72 hours.
- A cellular modem and our own encrypted long-range radio, so the house can still reach us when the internet can't.
- Safety that needs no computer at all: leak sensors that close the valve on their own, interconnected smoke alarms, and appliances that protect themselves.
- Two servers in the house, so one can fail without the house going dark.
Wire wins wherever wire can reach. Fewer radios means fewer things to drop off the network, less contention, and fewer ways in.
Monitoring and service
Service is month to month, per house. You own the hardware, so there's no contract to recover the cost of it. Every house is different, and so is what it needs from us; we work out the right level together.
House health
Water, freeze, power, and systems watched around the clock; alerts to you and your caretaker; a monthly report on the house.
Full watch
Everything in House health, plus snow and ice, air quality, wildlife and camera review, maintenance forecasting, and remote fixes.
Concierge
Everything in Full watch, plus scheduled visits, the house ready when you arrive, checks after a storm, and priority on-site response. Batteries get changed and the robot vacuum gets rescued from under the couch.
Rental properties add the booking cycle: arrival, checkout, and turnover reports.
Smart home assessments
Buying or selling a house full of smart devices? A home inspector is not equipped to evaluate complex automation gear. We'll walk it and tell you what's there, how old it is, what is outdated or vulnerable, what it would cost to replace, and which devices are still tied to someone else's account. That last one is the question nobody else answers. A fixed price, a written report, and no obligation to have us rebuild anything.
Specialist work
- Lighting design, indoor and out, kept within the Big Sky Owners Association's dark-sky rules.
- Infrared roof surveys that show where heat is escaping and where ice dams will form.
- Network design and hardening for houses that need it done properly.
- Home theater specification and calibration.
- Bespoke pieces that show the house's state without a screen: a carved panel, a dial, a piece of art or furniture.
