Privacy

We build houses that keep their data at home, and we hold ourselves to the same rule. This covers this website and the LMI app. Last updated October 27, 2026.

This website

• No cookies, no analytics, no advertising, and nothing loaded from anyone else's servers.
• Our web server keeps an ordinary access log (your IP address, the page, and your browser's description of itself) for about a week, to keep the site running and safe, and then deletes it.
• If you use the contact form, we keep what you send so we can answer you. We don't share it or add you to a mailing list. Ask and we'll delete it.
• The Live House talks to our demo house, which has no real devices and keeps no record of who visited.

The LMI app

• No account, no sign-in, no analytics, and no third-party code that reports on you.
• The app talks to your house. At home it talks to it directly; away from home its connection passes through LMI's relay, encrypted end to end between your phone and your house, so we can't read it.
• Pairing gives your phone a key made by your house. The private key never leaves your phone.
• If you turn on notifications, your phone's notification token goes to your house, and your house asks LMI's server to deliver alerts to it through Apple. The alert's text passes through our server on its way to Apple, and we don't keep it; our server's log notes an alert's title only when it couldn't be delivered.
• The camera is used only to scan a pairing code, on your phone. Nothing it sees leaves the phone.
• If you let the house know when you come and go, your phone watches a circle around the house and tells your house, and nothing else, that you arrived or left, or that you're about an hour away. Your location itself stays on your phone.
• If you add LMI to a Focus, your phone tells your house which Focus you're in, and, if you set it up, that you stopped an alarm. Nothing else about your phone goes with it.
• Trying the demo house pairs your phone with our sample home for a day. It never learns who you are.

Your house

What your LMI house knows about your home stays in your home, on hardware you own. What we can see while we monitor and maintain it is set out in your service agreement with us.
